Q. How is NCA Home different from traditional real estate companies?
A.Under California law, all commissions are negotiable -- most traditional real estate companies don't like to volunteer that information to consumers. Unlike typical real estate companies that charge 3% per side (6% total) of the home's sale's price as their commission, NCA Home charges a discount commission (starting from $3999 fixed fee). For a Seller, the commission savings are immediate. For a Buyer, the commission savings take the form of a credit for the balance of the commission to the Buyer at successful close of escrow.
Q. How are most homes sold?
A. Times have changed--with the proliferation of the internet, the days of newspaper/magazine advertising and open houses as effective marketing tools are over. Today, over 90% of all homes are sold through the Multiple Listing Service (MLS) and secondary internet resources (like Realtor.com, MLS IDX feeds, etc.). A strong internet presence is critical--because chances are the Buyer or the Buyer's agent will first see your house by searching on the internet.
Q. Will my home be listed on the MLS?
A. Yes. NCA Home is a member of the National Associatoion of Realtors, the California Association of Realtors, and numerous local/regional realtor associations, and NCA Home suscribes subscribe to the local MLS. You listing will be on the MLS. But not only will your listing be on the MLS, it will also be displayed on numerous internet wesites, including Realtor.com and the MLS IDX feed.
Q. Who pays the commission in a residential real estate transaction?
A. The Seller pays both the listing (Seller's side) and co-operating (Buyer's side) commissions. Traditionally, the total commission was 6% -- in other words, 3% per side. NCA Home has chaged all of that, by introducing radically low discount commissions. That way, the Seller can save thousands in listing commissions. And, even though the Buyer doesn't pay the commissions, the Buyer wins, too---in the form of a much stronger/more atrractive offer, or a commission credit at close of escrow..
Q. Can other agents show NCA Home lisitngs?
A. Yes, all NCA Home listings are listed on the local MLS and available for all subscribing Realtors to show.

A. Yes, NCA Home can show and help you buy any residential home---so it makes sense to use NCA Home as both Seller and Buyer.
Q. Can I begin looking for my next home while my current one is being marketed by NCA Home?
A. Yes, our website is avaiable for you to start your search and NCA Home can begin showing you homes almost immediately after listing your home.
Q. What about buying new construction?
A. In most cases, NCA Home can represent you when purchasing a newly built home. The answer depends on the builder -- home builders have their own individual policies regarding co-operating brokers.
